39 Martin Place is a 28-storey commercial tower above the southern entrance of the Sydney Metro Martin Place Station, and part of a major new city-shaping urban design and infrastructure project in the City of Sydney. 39 Martin Place exemplifies a new generation of tall buildings that deliver higher density and integrate new infrastructure, public pedestrian circulation and green features throughout, also interconnecting urban layers to become an extension of the city. This development by Macquarie Group qualified as State Significant Development and Infrastructure as part of the Sydney Metro City & Southwest project. The architecture has contributed to re-establishing this part of Martin Place as the commercial heart of Sydney.
39 Martin Place strengthens the context of the traditional commercial core of the Sydney CBD. The design response engages in a direct dialogue with the historic buildings opposite, civic resonance respecting established built form datums and adopting contemporary reinterpretation of materiality and articulation.
Martin Place is a unique civic space, and the resolve of the architectural approach respectfully responds to this context: it balances solar access to public space; incorporates a new metro station; and sits resolutely with surrounding built forms while also establishing a new modern presence in its own right.
Integration of the complexity of the metro station is overcome with considered detailing of the facade to conceal ventilation requirements while providing intuitive wayfinding for commuters. The ceramic tower facade incorporates folded metal hoods for passive solar control for the northern elevation. The centre core enables the workspace to encompass the available views and sunlight amenity from the adjacent streets and Martin Place. The transfer of structural loads from tower to metro station is achieved at the podium level to accentuate the creation of a new terrace amenity for the occupants to enjoy.
Martin Place maintains a longstanding position centred on stability and security that demanded a responsible architecture to project this strength, 39 Martin Place perceptually achieves this prudent balance.
